Woonstad Amsterdam wanted 84 homes on a constrained inner block with a hard cost cap and a 100-year design life.

Approach

Approach

We separated the two clocks in the building. The concrete frame and the cores are designed for a century. The façade is a demountable panel system designed for forty years and replaceable without touching the structure or moving a single household out.


Every home has a through-view and a door onto the shared court.

Outcome

Outcome

On site, completing 2025. The panel system is the reason the project cleared its cost cap: it moved 22% of the envelope cost off the critical path and into factory production.
