We publish our stages, our timings and our fee split because the alternative — discovering them at stage three — is how projects go wrong.

Feasibility & Reuse Studies
Six weeks, three documents, and a straight answer on whether the building you have is the building you should keep. We price demolition against retention in euros and in tonnes before anyone draws anything. If the honest answer is demolish, you get that in writing too.

Full Architectural Services
Concept through completion. One partner stays on the project from the first sketch to the final snag list — we do not hand projects down the office once they are won. Typical appointments run 18 to 36 months.

Technical Delivery & Consultancy
Where another practice holds the design, we take the envelope, structure interface and specification through to construction. Common on housing and on listed fabric where the technical risk sits in the details.

What each stage costs and produces.
Fees are quoted as a percentage of the total design fee, which is itself agreed as a fixed sum at appointment. No percentage-of-construction-cost incentives.

Before you write to us.
How are you appointed?
Almost every commission starts with a paid feasibility study — a fixed fee between €8,000 and €24,000 depending on the size of the building. If the project proceeds with us, that fee is credited in full against Stage B. If it does not, you keep the survey, the section and the cost model.
