Eighteen hectares of former coal quay in Dordrecht, to be planned for roughly 2,400 homes plus employment, without losing public access to the water.
We fixed the water edge first and made it continuous and public for the full 1.4 km before drawing a single block. Everything else — grain, depth, height — was then negotiated against that constraint rather than around it.
In design, with the first phase due for planning submission in 2026. The public edge survived three rounds of density increase, which was the point of fixing it first.
